Low priced villa's on Camposol
Murcia, the Costa Calida and especially Camposol have seen a dramatic drop in property prices the last few years. This is caused by the recession and the problems with the local builder. Although there were some problems with the construction of several houses, most of the 7000 houses are really good value for money; Look at this one...

Murcia leads in the Tourism Jobs sector in Spain
Murcia still tops the league for the creation of jobs in the tourism industry according to information from the council of tourism and consumers.
The number of foreign tourists visiting the region in the first seven months of 2007 brought revenue of 343 million euros into the economy, 35% more than last year. The nationwide average was just 3.1% which demonstrates the popularity that the Costa Calida is gaining as a tourist destination.
Data from the summer months of July and August confirms that this is a booming time for the industry in the region, as the job creation in the sector has gone up by 6% .vs. the previous years, putting Murcia once again at the top of the national table.
The statistics are backed up by the arrival of figures for the airport at San Javier which shows that 1,375,447 people passed through the airport for the first eight months of the year, 23.4% more than in 2006. August alone saw 234,000 travellers land in the region.
As in previous years, the figures for international tourism have the biggest impact. Of the tourists coming to the region, 1,258,226 were from outside of Spain and only 117,221 were coming here from other parts of the country during the same period.

Good news for property owners in Spain
A new study has revealed that the price per square meter of homes in the Murcia region (Costa Calida) has increased by 12.7% for the first half of 2007, against an 8.2% rise for 2006. The study by Caja España shows that this figure continues to rise in Murcia gaining momentum in the last three months and bucking the national trend.
The most recent data for the last three months shows a rise of 9.5% and the slight drop is due to a fall in the price of older homes, whose prices rose by 8.2% in the first quarter of the year, but by only 4.8% in the second quarter.
Urban land has risen in value by 36.8% in the same period, against the 11.4% growth demonstrated in 2006.
An analysis of the regions labour market and inflation for the first quarter of the year, also made by Caja España shows that the Murcia region has one of the lowest labour costs amongst the autonomous communities.
Inflation in the region has risen slightly over the first quarter from 2.4% to 2.7%. The survey also shows that there has been steady job creation in this period, over and above the national average, and as a result there has been a drop in the unemployment statistics for Murcia.
Summarising Caja España stated that the region would have an active working population and although growth would slow there would still be a noticeable trend above the national average.
The study also shows important levels of growth in the construction and service sectors; however employment trends especially in the construction sector can be a bit erratic.
The number registered as unemployed with INEM has increased 2.9% for the year on year comparison and whilst this is considered a significant increase, there is a tendency for the figures to fall during the last two trimesters.

Now is the time to buy – Costa Calida
On the Costa Calida over the last eighteen months the property market has gone through a correction. In fact some properties are cheaper now than they were at the latter end of 2004. This was hardly surprising as in the previous two years; the market value of properties had almost doubled.
The Costa Calida property market selling to foreigners is younger than other areas. For instance the Costa del Sol experienced a similar property pause at the end of the 80’s. For nearly 2 years practically only bargain properties were selling and sellers began to reduce prices by up to 10%. Then the market took off again and properties in that area are now worth 3 times their asking prices at the end of the 80’s. They have experienced another correction in the last 18 months because their prices are nearly 25% higher than other areas like the Costa Calida.
This has been influenced by the property market in the UK which has a fairly flat time for over a year. However, all the signs are now that the UK property market is beginning to surge ahead again and properties are fetching some of their highest prices ever. The rapid increase in Spanish property prices in the last 5 years means that Spanish prices in some areas were catching up to English prices. The correction in the market here means that UK prices have now raced ahead again. Which means people can now sell a house in the UK, buy in Spain and still have a bit of cash left in their pocket.
There is now a lot more competition in the overseas property market. Buyers have a choice of anything from the eastern European countries like Croatia, Turkey and Bulgaria to Mediterranean islands like Cyprus. These are new markets and of course the prices are similar to those in Spain 5 years ago. The very good reason for this is that Spain has spent the last 25 years building up their infrastructure and can now offer all the amenities that people buying in Spain have come to expect. It could be many years before the Eastern European countries have facilities like first class roads and motorway networks, impressive golf course, high class shopping areas, marinas and many more diverse leisure activities available here. Most important of all is the ease of travelling to and from Spain and at a very low cost. Practically every area of the coast is now served by the low cost airlines with fares as low as a few pounds including taxes and with a journey time of less than two and half hours from the UK. Compare that with the Eastern European destinations where the flight times are at least double those to Spain and with far higher fares. The limited alternatives in airports to fly in to can also mean several hours journey from airport to your final destination and a lot of facilities you take for granted in the UK are just not yet available.
The new projects in this area like the motorways, marinas, golf courses and the new airport will all contribute to making the Costa Calida a better place to live.

Corvera(Murcia) takes off
The contract for the management of Murcia new International Airport has been awarded to a Murcian based company headed by Sacyr-Vallehermoso. The company Aeromur is made up of various partners, including Cajamurcia, the CAM bank, Inocsa, Hernandez Fidal, Monthisa, Fuertes and Sacyr which has an almost 60% share of the company.
The budget to build the airport has been set at over €185 million although the total investment is expected to reach €555 million. The Minister of Public works, Joaquin Bascuñana announced that Aeromur would not have six months to present the project in detail, in which time it will then have to be approved by the Civil Aviation Authority. The new airport is expected to open in 2010 with an initial passenger volume of 1.5million.
The opening of the new International Corvera Airport will not affect San Javier airport in any way whatever according to Bascuñana who stated “San Javier is an extremely important part of the region of Murcia and by 2010 Murcia will benefit from two airports located within a short distance from one another. San Javier airport has increased in popularity tremendously over the past few years. In 2002 approximately 313,000 passengers used the airport, and this figure rose to 1,645,000 in 2006.
